Counts cover active listings whose descriptions mention woodland or forest, including properties with buildings or mixed land categories. They are not counts of verified registered land categories. Stream relationships come from listing information and do not confirm year-round flow or water-use rights.

Browse by asking price

These are asking prices supplied by listers, not completed sale prices or national market values. The “up to” groups overlap. Negotiable or missing prices are excluded from price filters. A price may include a building. Confirm current prices and availability with the lister.

Budget beyond the purchase price

Ask for estimates for surveying, registration, taxes, any brokerage or listing-platform service fee, access works, fallen trees, debris, water facilities and ongoing maintenance. Compare the work needed after purchase too.

BEFORE YOU BUY

What to compare before choosing

Asking price and ownership costs

Check surveying, registration, taxes, any brokerage fee, access improvements, debris removal and ongoing maintenance in addition to the purchase price. Ask the seller which land and standing trees are included.

Boundaries, access and usable flat ground

Compare boundary markers, vehicle access, private-road permissions, slopes and flat ground on site. Registered area and terrain analysis alone do not establish whether your intended use is feasible.

Stream position and water conditions

Distinguish water flowing through, adjoining or near the site. Inspect flow, upstream uses and signs of flooding. Photos and maps alone do not establish water rights or boundaries; check hazard designations and the waterway manager too.

How to buy woodland

  1. 1. Choose candidates by use and budget

Decide how you want to use the land and how often you can visit. Compare the total budget, including preparation and maintenance, rather than the purchase price alone.

  2. 2. Ask the lister for documents and a viewing

Contact the lister from the property page to confirm availability and request registration, cadastral and boundary documents. Arrange permission before entering the land.

  3. 3. Verify on site, with authorities and in documents

Check boundaries, access, protected-forest and hazard designations, water abstraction and your planned use. Resolve uncertainties and responsibilities for costs before agreeing on terms.

  4. 4. Contract, handover and required notifications

Confirm contract and registration arrangements with the lister and, where needed, a judicial scrivener. Acquiring forest covered by a regional forest plan generally requires notification to the municipality within 90 days of becoming the owner, except where a land transaction notification under the National Land Use Planning Act has been submitted.

Woodland buying and selling FAQ

How much does woodland cost?

Use the price links on this page to browse current asking prices. Access, boundaries, trees, flat ground and buildings can make similarly sized properties very different. Check additional costs as well as the asking price.

Can I build a house or campsite after buying woodland?

Being able to buy land does not mean your intended use is permitted. Before contracting, check planning rules, access, protected-forest and development restrictions, water supply and drainage with the municipality and lister.

May I use stream water freely?

Land ownership alone does not establish a right to take water. Check the waterway manager, downstream uses and any procedures for intake facilities. Drinking-water suitability requires separate testing and assessment.
